This morning, the Hudson Industrial Development Agency (IDA) held a public hearing on Pennrose's request for a PILOT (payment in lieu of taxes) agreement for its plan to redevelop the John L. Edwards school building as affordable apartments for seniors. Only one member of the public spoke.
If all goes as planned, the project is expected to be completed in 2028.

If Hudson were a TV show, this week’s episode would feature a mockumentary sequence titled _Who Wants to Be Mayor?_
ReplyDeleteContestants would be asked to name DPW workers, HPD officers, the software Heather’s team uses for expense reimbursements, and the intersection with the most accidents in town, or which businesses employ the most residents.
Bonus point questions for how much money remains outstanding due to unpaid parking tickets ($250k or closer to $500k?), how much it costs in fines to get your car towed, and unpaid delinquent property taxes.
Each contestant would get three lifelines:
- 50:50
- Phone a friend
- Ask or search the Gossips of Rivertown archives
Kamal would seem to have the edge. He grew up in Hudson after moving from Westchester and has held the mayor’s chair for six years.
But Lloyd’s monastic attendance at every public meeting this year suggests he could outscore the incumbent.

All kidding aside... it really is telling that so many residents attended the PILOT meetings on Galvan housing projects (for and against), or remember the Zachos salary / Youth Center budget meeting where someone threw dog feces at the former mayor, or the Mill Street housing meeting. And when it came to one of the largest unused buildings in town that could yield housing (for seniors)... only Lloyd showed up.
According to the 2020 US Census (most recent) there are more seniors than under 18 year old youth residents in Hudson. In 2025, judging by HCSD and the Youth Center's count, seniors are probably far greater.
A well run city would treat all residents, regardless of age, equally.
While I object to PILOTS generally ,I have no problem with granting one for this project.
