At the Hudson Industrial Development Agency (IDA) meeting yesterday, it was revealed that the St. Charles Hotel is being sold. The transaction is now in contract, and the buyer is Arena Capital Partners, the real estate private equity company that purchased a portfolio of twelve properties on Warren Street in March 2025.

The Arena website states that "Arena buys well-located residential, mixed-use, and retail buildings in NY's Hudson Valley Region." Arena currently owns properties in Kingston, Saugerties, and Woodstock, as well as Hudson. Of the transactions featured on the website, the "Warren Street Portfolio" is its most recent.
ACP also purchased 45 8th Street, 725 Warren and 834 Warren (from the hospital) earlier this year. Worth keeping an eye on them.
