Another Hope Dashed

These days, it seems every significant development proposed for Hudson is either low- to moderate-income subsidized housing or a hotel. Still there are a fair number of people (just about everyone I know) who would like to see a substantial market-rate apartment building constructed in Hudson. Any hope that the proposal to construct a market-rate apartment building on the site of the failed Parkview Plaza on lower Warren Street might somehow be revived was lost forever last month when Galvan sold the site to the County, for some as yet undetermined use.

The last, best hope for a significant number of market rate apartments in a desirable location in Hudson was whatever Ben Fain might be planning for the former Kaz site. Sadly, that seems to be another hope dashed. The following is quoted from a Times Union article about the opening last week of The Caboose: 
Fain is already working on the next phase of his waterfront campus: redeveloping the former Kaz manufacturing site behind Kitty's.
"This place is a jewel," he said. His goal is for it to include a year-round home for the Hudson Farmers Market with custom space, storage and a commissary kitchen. There will eventually be a hotel, too.
Does Hudson really need another hotel, cheek by jowl with The Wick?

  1. I have read nothing but praise for this Ben Fain fellow and his development plans across from the train station. It's all just development for the wealthy, by the wealthy. Fain seems to have purchased all or nearly all of the properties on Cross Street. One house across from Kitty's has a sign on the door with something like EMPLOYEES ONLY. People who called Hudson home used to live inside that house. It's all so discouraging, and I guarantee that this "plan" for the farmers market to be housed in the Kaz site is more fakery. It won't happen, not in our lifetimes.
    According to an online article from last year, Fain lives in Catskill.

  2. No surprise there, I always suspected the Kaz site would be a hotel when Fain purchased it. It makes sense when you have a wedding venue to build accommodations as well. The Farmer's Market could be a really good thing. Much easier for vendors to leave some stock behind and not have to setup weekly. It could get much bigger. Plus, the current winter location is just depressing.

    I agree with the feeling that we need quality market rate apartments. It seems a bad investment to do long-term rentals when the state and local governments are trending towards things like "Good Cause Eviction" (ie: forever leases/rent freeze). It just doesn't add up financially. So it's either low income housing (subsidized) or short term lodging for the rich - which small time investors are vilified (Airbnb) but large companies (hotels) get a pass. So don't be surprised when Hudson follows the path of NYC where it's only for the poor and very rich - the middle class get's squeezed out.

    2. I'm sure of that. But I'm sure the Elks Lodge isn't free either. Not sure about the municipal lot. I'm sure the market and vendors will decide if that opportunity becomes available
