Ear to the Ground

The proposed purchase agreement for the former John L. Edwards school building, which can now be viewed on the Hudson City School District website, discloses the purchase price as being $3 million.

  1. Not a good idea. The way the building prices are in Hudson 10 would be more like dont forget 11 acres are with that parcel.access from 4 streets...

  2. 230 apartments is almost three times the size of Bliss Towers, now that is a TRANSFORMATIVE housing project! So much for defunding the police.

  3. Refresh my memory-does this purchase need to be approved by voters since it covers the bond? Would that vote take place in November?

    1. I haven't read the purchase agreement carefully, but I imagine the sale is dependent on a number of things, among them a successful referendum and site plan approval from the Hudson Planning Board.

  4. 5.3acres in Hudson for 3 million !! plus a huge building.

    the minimum value for 1 acre is about 2 million, and that is based on figures from3 years ago.

    Land is Hudson is valuable. I hear local landlord Phil Gellert used to think each lot had a minimum value of $ 100,000. God knows he was smart about property values.

    This deal is so low it is laughable, while the joke is on the good but naive people of Hudson. Who is making these inside deals ??

    1. I agree, that price does seem surprisingly very low, doesn’t it? According to the Register-Star, the old abandoned auto body shop on 9G, well outside of Hudson, a small property with a shell of an old garage, just sold for $280,000, just for comparison. But what do I know?
